About Home Watch
What exactly is a home watch service?
A home watch service provides regular, in-person inspections of your property while you are away. A trained professional visits your home on a scheduled basis — weekly, biweekly, or after significant weather events — and walks through the property looking for anything that needs attention. After each visit you receive a written report with photos documenting the condition of your home.
How is home watch different from a property manager?
Property management focuses on rental income — booking guests, handling check-ins, and coordinating cleaning. Home watch focuses on the physical condition of your property. We are not managing guests; we are protecting your investment. Many owners use both services. Others use only home watch because they do not rent their property at all.
Do I need home watch if I already have a security system?
A security system is a valuable layer of protection, but it cannot replace in-person inspections. Cameras and sensors miss slow leaks under a sink, a failing HVAC system, early signs of mold, pest intrusion, or subtle structural issues. A professional home watch visit catches things no sensor will ever detect — the smell of mildew, the sound of a drip, the visual evidence of a wildlife entry.
Are you licensed and insured?
Yes. High Country Home Watch carries general liability insurance and is fully bonded. We are happy to provide proof of insurance upon request before you sign up.
Our Services
How often will you visit my property?
That depends on the service plan you choose. Our Preferred plan includes weekly visits; our Standard plan is biweekly. We also offer additional storm response checks after significant weather events at no extra charge for active clients. We can discuss a custom schedule if your needs are different.
What does a typical inspection cover?
Every visit includes a check of all exterior doors, windows, and entry points; roof, gutters, and foundation for visible damage; HVAC systems and thermostat settings; signs of water intrusion or moisture; appliance function; pest or wildlife activity; garage and outbuildings; and any outdoor structures. We document everything with timestamped photos.
What happens if you find a problem?
We contact you immediately — not at the end of the month, not on your next scheduled report. If something needs urgent attention, you hear from us the same day. We can also coordinate with local contractors on your behalf so you do not have to manage repairs from hundreds of miles away.
Do you offer arrival and departure services?
Yes. Before you arrive, we can turn on utilities, adjust the thermostat, check that everything is in order, and make sure your home is ready and welcoming. When you leave, we secure the property, adjust settings for vacancy, and confirm everything is properly closed up. Many of our Florida clients use this service every time they visit.
Can you coordinate repairs and maintenance vendors?
Absolutely. We have established relationships with trusted local plumbers, electricians, HVAC technicians, roofers, and general contractors throughout the High Country. We can get quotes, oversee work, and confirm completion on your behalf — so you never have to manage a repair from afar.
Pricing and Getting Started
How much does home watch cost?
Our plans start at $150 per month for biweekly visits and $225 per month for weekly visits. Pricing may vary slightly based on property size, location, and any additional services. We offer a free consultation and property walkthrough before you commit to anything.
Is there a contract or long-term commitment?
We offer month-to-month service with no long-term contract required. Most of our clients stay with us for years because they value the peace of mind, not because they are locked in.

Do you serve my area?
We serve the entire NC High Country, including Boone, Blowing Rock, Banner Elk, Beech Mountain, Sugar Mountain, Linville, Seven Devils, and Valle Crucis. If you are not sure whether your property falls within our service area, just give us a call and we will let you know.
Winter and Seasonal Questions
Do you monitor properties through the winter?
Yes — winter monitoring is one of our most important services. We visit your property on a regular schedule throughout the winter months, verifying that heat is running, checking for freeze damage after cold snaps, inspecting the exterior after ice and snow events, and documenting everything with photos. If your heat fails or a pipe bursts, you hear from us the same day.
What temperature should I set my thermostat before leaving for the winter?
We recommend a minimum of 55°F — never turn the heat completely off. At this setting, the interior stays warm enough to prevent pipes from freezing even during the coldest High Country nights. A smart thermostat that alerts you if the temperature drops unexpectedly is also a worthwhile investment.
Do you check on properties after storms?
Yes. We monitor weather forecasts and proactively check on properties when significant storms are forecast. After a storm passes, we conduct a thorough inspection and report back to you with photos and a written assessment. If we find damage, we contact you immediately and can coordinate with local contractors to begin repairs.
